Rescreen vs. repair: how to tell

Count the failures and check the age. Two or three torn panels on a cage whose mesh is otherwise tight and dark is a repair — there is no reason to replace thirty good panels to fix three. Once you are past roughly a quarter of the panels, or the mesh has gone chalky and brittle enough that a fingertip pushes through it, panel-by-panel repair turns into a rolling cost, and a full rescreen is usually cheaper within two years.

Why Winter Springs skews toward the rescreen answer

The Seminole County Property Appraiser’s own CAMA extract puts the median Winter Springs screen enclosure build year at 1997, with 61.2% built before 2000. Mesh that old fails everywhere at roughly the same time, not in one panel, because every panel has taken the same UV exposure for the same number of years.

The three-question test

  1. How many panels have actually torn or sagged?

Count them. Under a quarter of the cage, repair those panels and watch the rest.

  2. Does a fingertip push through the mesh elsewhere?

Press gently on an untorn panel in full sun. Mesh that has gone chalky and brittle will show it before it visibly tears.

  3. What year did the cage go up?

Your subdivision’s median enclosure year, on the service areas page, is a fair proxy if you do not know your own cage’s age.

Common questions

Rescreen vs. repair questions

Is there a hard panel-count rule?

Not a rule, a rule of thumb: under roughly a quarter of the cage failed, and the rest of the mesh still looks dark and holds tension under a fingertip, repair. Past that, or once the mesh has chalked and gone brittle everywhere, the maths favours doing it once. See the full cage rescreen cost and single panel cost pages to run the actual numbers for your panel count.

Does my cage’s age matter more than how many panels have failed?

Often, yes. A cage at or past the county’s median enclosure age of 1997 has almost certainly had every panel take the same sun for the same number of years — the fact that only three have visibly torn does not mean the other panels are not close behind. On a cage under ten years old, three torn panels are usually just three torn panels.
