Pool cage rescreening in Parkstone
Parkstone is the northernmost of Winter Springs’ major subdivisions, built 2000–2005 (median 2002), with 397 improved residential parcels, 127 pools and 150 recorded screen enclosures (median enclosure year 2003). Its position closest to the Lake Jesup shoreline is what makes it the clearest no-see-um-mesh case in the city, on the lots that actually face the water.
The newest cage stock of the four, and the lake to explain
At a median enclosure year of 2003, Parkstone carries some of the youngest original cages counted anywhere in this city’s inventory — most of these enclosures are not yet at the point where age alone is the driver of a rescreen. The more relevant local fact for Parkstone is geography: a mean parcel centroid of 28.70739, -81.28239 puts it closer to Lake Jesup than any other major subdivision, which brings both the city’s 25-ft shoreline setback rule and its clearest midge-pressure case into play.
The setback, stated precisely
City Code Sec. 6-86(b) sets a minimum 25 feet from the shoreline, measured at the existing or established high-water control level, for screen enclosures on lakefront property — alongside the general 7-foot rear setback the code sets for all screen enclosures and rooms. Both bind new construction and enlargement, not a rescreen on an existing, unmodified frame.

Parkstone questions
Does a Parkstone pool cage need no-see-um mesh?
Worth the conversation on lots closest to the Lake Jesup shoreline, not the whole subdivision. Parkstone is the northernmost major Winter Springs subdivision, with a mean parcel centroid at 28.70739, -81.28239 — closest to the lake of any neighbourhood in the city — and Lake Jesup’s shallow, nutrient-rich 16,000 acres is the documented driver of midge pressure on the city’s north side. An interior Parkstone lot two streets back does not carry the same case. See the mesh guide for the full trade-off.
Does the 25-ft shoreline setback apply to a rescreen?
No. City Code Sec. 6-86(b) sets a 25-foot minimum from the shoreline for screen enclosures on lakefront property, but that binds a new or enlarged enclosure — a like-for-like mesh rescreen does not move the frame and is not a setback question. See the permit and code guide for the full Sec. 6-86 text.
